Moderation policy
Principles
- We do not remove a review because it is negative or because a landlord dislikes it.
- Nobody can pay to remove, hide, or boost a review or a rating.
- Every removal has a recorded reason code. The moderation audit keeps no review content.
Prohibited content
A review or reply can be rejected or removed for one of these reasons:
pii— Personal information about anyone, such as phone numbers, emails, or home addresses beyond the property itself.threat_harassment— Threats or harassment.hate— Hateful content targeting a person or group.unsupported_crime_claim— Accusations of crimes that are not supported by a public record or official finding.off_topic— Content that is not about a rental experience.spam_fake— Spam, advertising, or fake reviews.conflict_of_interest— Reviews by landlords, their staff or family, competitors, or anyone paid or otherwise motivated to write them.identifies_reviewer— Details that identify the reviewer, such as unit numbers, exact dates or names.not_first_hand— Statements not based on your own tenancy.duplicate— Duplicate submissions of the same review.legal_order— Content that must be removed because of a legal order reviewed by counsel.other— Other content that breaks these rules, with the reason recorded.
Flags
Anyone can flag a visible review by choosing a reason; there is no free text. Flagged reviews stay visible until an admin decides. The reporter’s identity is never shown.
Landlord replies
A verified landlord claimant may publish a reply. Replies follow the same rules as reviews and are moderated the same way.
Disputes
A landlord claimant can dispute a review they believe breaks these rules. An admin decides on the reason codes above. Dispute details are visible only to the claimant who filed them and to admins, and are deleted 180 days after the decision.
Legal requests
Legal demands and orders are referred to counsel. We do not remove content on a demand alone before counsel has reviewed it.
